The Puffer Team 2013 Year In Review

Another year is coming to a close, it's amazing how fast the time passes.  2013 has been a great year for The Puffer Team, we hope it has been a great year for you as well.  Here are some highlights both personal and professional we thought would be fun to share.

We were named in a list of top 100 Realtors in the Asheville Board, we were recognized by Real Trends for being a Top Agent (Team) in the country, and we are now Certified Luxury Home Marketing Specialists as well.




January 2013

16 Nottingham Dr; Candler, NC - sold for 97% of list price


February 2013

A few members of The Puffer Team traveled to Dallas, TX for our annual Keller Williams convention (also known as Family Reunion); there we were recognized for being the 13th top team in the Carolinas Region.  This year the whole team is traveling together and we will be in Phoenix, AZ.

This month we also gained a new team member, Wendy Campbell.




March 2013

20 Whitlow Dr; Leicester, NC  - a repeat client whose home we sold for full price and gave her the ability to move out of state to be closer to family.

Brad Puffer and family traveled to Israel for the trip of a lifetime.





May 2013

416 Webb Cove Rd; Asheville, NC - a short sale we closed that helped a homeowner avoid foreclosure.

10 Forest Ridge Ct; Arden, NC - sold in just over a week

The Puffer Team along with Keller Williams Associates everywhere, participated in RED Day; a day where we participate in various community service activities.

June 2013

1 Ashwood Dr; Asheville, NC  28803 - sold at 99% of list price after only three days on the market, AND we were also able to help our seller purchase another Asheville area home.

27 Dixon Terrace; Candler, NC  - sold at full price in just 2 weeks.

305 Charlotte Hwy; Asheville, NC - sold in 1 week

16 Lakeway Circle; Weaverville, NC (Reems Creek Golf Community) - sold at 96% of list price in less than 3 weeks.

July 2013

The Puffer Team attended self defense training with Erick Jordan at Ichiban MMA; it was quite the team building experience.  At the end of the day we met downtown and took the local Lazoom Comedy Tour through Asheville.




August 2013

17 Trinity Chapel Rd; Asheville, NC  28805 - sold at 99% of list price and closed less than 1 week after going under contract.

47 Evelake Dr; Asheville, NC - sold at above full price in under 2 weeks.

22 Eastview Circle; Asheville, NC - another past client who got full price in just 3 days.


October 2013

112 Leisure Mountain; Asheville, NC  - helped another past client get their home sold quick, under contract in 8 days and closed in less than 2 weeks.

41 Autumn Leaf Drive; Fletcher, NC - The Puffer Team built a spec house and sold it before it went on the market.

30 Wilson Creek Drive; Asheville, NC - sold for full price in less than 2 weeks.

89 McCurry Rd; Weaverville, NC - another past client, sold in 3 days at over full price.

Our Office Manager Shannon Paris and Buyer Specialist Lynn Bolser both took family vacations to Disney with their families at the end of October.

November 2013

35 Pine Ridge Trail; Arden, NC  - sold for 98% of list price

18 Azure Sage Way; Asheville, NC - sold for 97% of list price and we also helped our seller buy land to build his next home.

December 2013

15 Park Avenue; Asheville, NC - sold for full price after only 1 day on the market.

32 Trafalgar Circle; Asheville, NC - after being on and off the market for 2 years with different agencies, we were able to help these sellers get full price in 16 days AND help them purchase their next home.

209 Laurel Ridge Rd; Asheville, NC - sold at 99% of list price to sellers who already moved out of state.

The Puffer Team attended a charity fundraiser called The Fashion Victim's Ball, hosted by our Keller Williams Professionals Asheville office, as always we had a blast!  The event raised over $28,000 that will be distributed to local charities.

An Energy Efficient Home Is A Happy One

Did you know that making your home energy efficient can increase its value?

According to one study, making no cost/low cost changes can boost your home's value $18,000. Why not implement some of the following suggestions to make your home more energy efficient?

1. Lower the thermostat on your water heater.
If your hot tap water is too hot to touch, lower the temperature a few degrees.
.
2. Check for air leaking around doors.
A lot of the air you pay to heat or cool escapes through unsealed doors. Install or replace worn weather stripping. Replace broken or missing storm doors.
.
3. Close the air vents in rooms not in use.
For example, close the vents and shut the door to an unused guest room.
.
4. Keep heat producers far from your thermostat in summer.

Floor lamps and televisions can significantly raise the temperature in the area near a thermostat, turning on your air conditioner too often.
.
5. Clean your furnace and air conditioner filters.

Replace existing dirty air conditioner or furnace filters. During heavy use periods, replacement is recommended every 30 days.
.
6. Operate large appliances during low-use periods in summer.
Use your washer and dryer and other heat-producers early in the morning or late at night. Use the air-dry method on your dishwasher to save energy.

7. Request an energy audit.
Contact your local utility company to request a free energy audit. Most electric and gas companies will check for proper insulation, find cracks in the eaves or roof that could leak energy, and make recommendations for improvements. Some electric companies offer low-cost financing for such improvements.

8. Replace existing insulation.
A proper barrier keeps heat and cold from penetrating your home's exterior and provides for even temperatures between rooms. The EPA recently reported that proper ceiling insulation may reduce electric bills 20%.
.
9. Replace existing appliances.
If money is no object, replace old appliances with Energy Star appliances, specifically created to optimize energy consumption. If your budget limits you to replacing one appliance, buy a new refrigerator; a new model could knock off 25% of your electric bill.
.
10. Buy new light bulbs.
Replace incandescent bulbs with fluorescent.
.
11. Contact the U.S. Department of Housing and Urban Development regarding EEM Mortgages.
EEMs provide benefits to borrowers purchasing a home that is energy efficient, or can be made efficient with improvements.

What's Your Score?

Are you starting the pre-approval process for a home loan?  The first and most important thing to find out is what your score is.

Credit card companies and lenders rely on credit scores, which determine someone's chances to borrow money - and how favorable the terms will be. Scores range from 200 to above 800. Scores below 620 are considered risky; 720 and over are excellent.

There are five categories of scoring: payment history (35%); amount owed (30%); length of credit history (15%); new credit (10%); and types of credit (10%). Lenders receive your score and "reason codes," which are the keys to improving your score.

To improve your score:
Pay your bills on time. Reduce outstanding debt. Build up your savings. Don't fall for illegal schemes that help create a new credit identity.

Check your own score yearly by ordering reports from the three major credit scoring companies: Equifax (www.equifax.com), Experian (www.experian.com), and TransUnion (www.tuc.com).

Notify the credit bureau of inaccuracies, along with copies of documents that dispute incorrect entries. Close accounts not in use. Request that late payments older than seven years be removed. Verify and update accounts and account numbers. Verify your address and Social Security number.
